Where are you located?

Our office is located in LA county, city of Downey

Do you have an office in the Inland Empire?

At the moment we dont have an office in the Inland empire however we are working in opening an office soon

How do I go about purchasing a new construction home?

We work with new construction as well, there are many builders to choose from. You can apply in person or over the phone.

What are closing cost?

Closing cost covers fees that are required by the lender in order to close on your new home. This includes, lenders fees, escrow fees, title fees, prorated property taxes. homeowner insurance etc. Closing cost is about 2.5% of the purchase of your new home.

My credit score is not perfect, can you help with that?

yes, we will refer you to our credit repair specailist

Do you work with first time home buyers programs?

Yes, we work with a lot of different down payment assitance programs, including VA $0 down

I’m a first time home buyer, can I still add a co-signer who owns a home?

Yes, you can still add a co-signer who owns a home

Can I purchase my parent's home and transfer all equity towards me?

Yes, this is called gift of equity

Can you help me in selling my house or a home I no longer need?

Yes, we can help you in selling your home

How do I sell my current home and purchase a new one?

we have different options for this, one common way we can help is with a 1031 tax exchange, this will benefit you in regards taxes of your current home.

Do I need to find my new home before listing my current home?

No, we can list and find your new home at the same time. Your home will be contigent until you find your replacment home

Do I have to put 20% down on my second home?

No, you can put as littile as 5% down for your next home

Do you also help with financing?

Yes, we work with a mortgage broker therefore your loan officer will shop around on your behalf

What are the requirements to qualify?

This will vary on location. Most programs can work with a minimum credit score of 620. Lenders will look into your total debts, income and funds saved in a bank account.

Im not ready yet and probably looking to buy in a year or two, can you still provide me guidance?

yes, of course! no one qualifies over night. Majority of our clients will reach out for guidance, we will go over your requirements and let you know what to work in order to qualify in the future.

Can I buy a home with ITIN?

Yes, you can purchase with 5% down pyament under ITIN and can also add co-signers under social security

I filed for bankruptcy, can I still purchase a home?

Yes, you can purchase within 2 - 3 years depending on chapter you filed.

Do you offer any special financing for business owners / self-employed 1099?

Yes, we have many programs available from very little down payment as 3.5% down
